Staging is a great way to help you get top dollar for your home.  I have personally helped many of my clients get anywhere from 15 to 25% more for their home by staging!

I prefer to break the staging process down to a sequence of three steps. 

Step one:            De-Clutter

Eliminate any unneeded personal items during your sale cycle.  You’ve decided to move, so start packing early! Reduce your house inventory to the bare minimum.  Remove any unnecessary window treatments.  Think “light and bright”.  Over stuffed rooms can create an illusion that the room is smaller than its actual size.  Light, open spaces sell best.  Cabinets and closets should be cleared with only essential items remaining. 

Step two:            Clean

Nothing is better than fresh paint, clean carpet, bright windows and tidy landscape.

Whether the house is outdated or recently remodeled, welcome your buyer to a clean and tidy space.  I find even dated homes benefit from fresh paint and clean carpet.  Buyers will stay longer and have an overall more positive impression. Don’t forget the front and backyards.  Curb appeal is very important.  Remove any debris, dead shrubbery and trim trees if necessary. 

Step three:         Stage

The final step in this process is to enhance your property with “Staging”.  During this step, my goal is to look at each individual space, inside and out, and accessorize that area with a few key pieces to create an inviting, bright vignette.  Fresh flowers and mulch work wonders in the garden.  Inside, I can generally use some of my sellers own furniture and add key pieces to help enhance the space.  Lighting plays an important role in capturing the attention of your buyer.  When showing your property, let the sunshine in!
